Constantine was selected as general contractor for this local law firm through a competitive bid process. The project consisted of a phased three floor renovation totaling 25,000 square feet.
The first phase was the fit-out of a first generation shell space. The client required the phase to be completed in a demanding eight week schedule that required overtime and coordination of all trades to include the building facilities to ensure a successful completion. The shell space was completed on schedule and within the original budget.
The second phase consisted of renovating an adjacent vacant area to tie into the existing practice floor. Due to specific client requirements, this phase was divided into two additional sub-phases which required us to break through into the occupied areas prior to having the expansion area completed.
The phasing plan was not part of the original RFP and therefore a change to the scope of work as originally proposed. Despite numerous changes, by providing value engineering ideas to the client and project architect, this work was completed within the original time frame, and within the original base bid.
The third and final phase consisted of scattered renovations throughout an occupied practice floor. This phase presented the challenge to maintain the work schedule without disrupting the work environment during normal working hours to alleviate additional charges for overtime. This phase was completed on schedule, with virtually no interference to the end users.
"Some of the demolition and a great deal of the construction took place during normal working ours. [But] we received few, if any, complaints of noise or disruptions from our staff of more than 100 employees.
